# Summer 2026: Why Kansas Drought Is Prime Time for Foundation Movement | Wichita Foundation Solutions

Summer 2026 has been dry across south-central Kansas. Weeks of high temperatures with limited rain change how expansive clay behaves under our homes, and the change is not subtle. Drought is when the second half of the shrink-swell cycle plays out, and it is one of the two seasons when foundations move the most.

## What drought does to Kansas clay

The expansive clay under most Wichita metro homes, mostly Harney Silt Loam in this region, is basically two different soils depending on moisture content.

-   **Wet clay** swells, holds water, and pushes hard on foundation walls
-   **Dry clay** shrinks, cracks, and pulls away from footings

When dry clay shrinks away from the footing, it stops supporting the weight of the home in that spot. The foundation drops slightly, or tilts toward the drier zone. Small movement at the footing turns into visible cracks in brick, drywall, and slabs at the top of the wall or above door frames.

That is the mechanism. It is not dramatic on the surface. It is very real underground.

## What to watch for this summer

Most drought-driven movement first shows up as small, new symptoms in places that were fine six weeks ago. Look for:

-   **New drywall cracks** above interior doors, at wall corners, or along ceiling seams
-   **Doors and windows** that begin to bind or drag
-   **Stair-step cracks** in brick or block that widen at the top of the wall
-   **Gaps at trim** between crown moulding, baseboards, and drywall
-   **A separation** between the exterior brick veneer and a wooden fascia or trim
-   **Visible gaps** in the soil around the perimeter of the home, especially on the sunny side

None of these is a guaranteed structural problem. All of them are worth documenting with a photo and a date. Movement that resets in fall as clay rehydrates is normal seasonal behavior. Movement that continues, widens, or lines up with structural crack patterns is not.

## Why summer is a good time to look

There are two windows a year when a foundation specialist can read a home clearly.

The first is spring, when saturated clay is pushing on walls and hydrostatic pressure is high. That is when bowing walls and seepage show themselves.

The second is late summer, when clay has pulled away from the footing and settlement patterns are visible. That is now.

A summer inspection catches the settlement half of the shrink-swell cycle. If the movement is normal seasonal behavior, we tell you it is normal seasonal behavior and walk away. If the movement is structural, we can catch it before fall and winter make it worse.

## Simple things you can do right now

You do not need us for these. They protect your foundation from the drought half of the cycle.

-   **Water the perimeter.** In severe drought, watering the soil around the foundation slowly helps maintain moisture and reduces shrinkage. It is not dramatic, but it helps.
-   **Extend downspouts.** A cheap fix that protects both drought and storm behavior.
-   **Photograph anything new.** Date each photo. It gives us baseline data if you call later.

## When to call
